it was close to the town center. the breakfast was good value.

we had a family room. the shower was situated right in one corner of the room so we didn't use it as there was no privacy to get changed etc in front of my 2 children. if you were there just as a couple it was ok.

    Fabulous

During my stay at the lynwood guest house, I really liked how close it was to the town centre and the main train station and buses, confortable enough ,very good location for anyone staying in the area either for business purposes,or going to london or gatwick to get another flight.

There was nothing that I did not like,I enjoyed my stay very much.

    The convenience of parking

A little dated and need for upgrade in particular the shower and sinks

The hotel was close to our leisure locations and the breakfast was ok.

One member of staff spoke English, although not well with little English comprehension, the other none at all. The checking in and out times were different to the web discription, consequently staff were rude when we arrived. It was unclear from web discription there wasn't a toilet in the room and you had to go down two flights of stairs to it. Very poor for the price. Hot water in shower was rationed, turning cold part way through.

. No toilet in room or even on same floor, had to go downstairs. Would expect an en suite for that price. Generally not well maintained. My room was disappointing

    Very good

The location and the friendliness of the ladies running it!

The decor is a bit dated and the family room we stayed in was very cramped and a little odd-shower in room oddly placed and smelled of garden peas!but we wouldn't complain it added character

The staff were quite willing to get up early on the Sunday to cook my breakfast as I had to catch a train before breakfast officially started. This was very much appreciated.

I wish the staff could speak better English and that personal mobile telephone calls didn't come before guests. I waited fifteen minutes for the receptionist to finish talking to a friend before I could check in.

    Exceptional

A friendly welcome from the staff even though we arrived late at night, very homely clean room with 2 singles and 1 double bed, nice clean shower, good sky/cable television, good English breakfast, good parking outside, nice and quiet hotel, pleasant location, own front door and room keys, staff and guests were nice, polite and everybody was well-behaved. Good price for everything and well worth it.

It was just a basic bed and breakfast

    Ran out of hot water

Poor shower-too small and impossible to get the temperature right, room needs a refurbishment, helpful lady who greeted us, breakfast ok.

Beans cold on the breakfast plate. One mushroom served with the breakfast. Room was freezing, heating not coming on until evening and again in the morning after getting out of bed. The bathroom was so cold I didn't shower. Decor badly needs doing. Bed lumpy and duvet thin. No doubt the majority of the faults mentioned above would not matter during warmer months, as it is I left a day early rather than put up with another cold night.

The Romanian lady who was running herself ragged was very chatty and knowledgeable. The place was spotlessly clean and the breakfast was all you could imagine. Full English Yes. Most of the guests were there because the families, they were visiting, had their houses full so were quite talkative. You felt part of Christmas in the dining room. Just a pity there are not enough en-suite rooms. Nowadays that is what the visitor likes. I would love to come back. Maureen

    Lack of en-suites.
